RE: The Depot on Main

I have no reason to use smoke screens and mirrors - I'm not involved in city or county politics. I am looking at it from a logical standpoint, not an emotional one. Yes, the restaurants at the South Exit do the majority of the Corbin's restaurant business, and large portion of their business comes off I-75. Arby's, McDonald's, Burger King, Wendy's, Subway, China Garden, Buckner's, O'Malley's, El Dorado and Tuscany Garden as a group outsell the restaurants in town by a considerable amount, and with future restaurants from better known chains such as Applebee's or Red Lobster, the out of town restaurant patrons will contine to grow, as will sales and tax revenue. If I-75's traffic wasn't didn't account for the majority of their business, why wouldn't Cracker Barrel, Applebee's and others put restaurants in Downtown Corbin or London? 39,000 vehicles a day speaks for itself.

Neither am I involved in local politics. But, we need income to support or programs all through the city. Let the people who don't live in our city support our programs. This tax does that. Yes, city citizens pay it, but more that don't live in the city pay more of the tax.

I ask the poster from 3 posts prior to mine, what ways could we come up with to generate income for our city, and to keep our programs going. I have thought deeply about this, and I honestly couldn't come up with any that would truly work. The only way to raise revenue that I can think of, would be to raise property taxes, bring back the city stickers, and even raise the insurance tax. This isn't right, as it only taxes and penalizes the people living in the city limits, and the people outside the city limits ride for free.

YOU CAN CERTAINLY STICK TO YOUR GUNS HERE NIBROC FAN BUT YOUR STILL PAYING ALL THE TAX'S THE PREVIOUS POSTER MENTIONED.

AS FAR AS THE EARNED INCOME OF OUR AREA (22K FOR CORBIN) (18K FOR KNOX) THERE IS ONLY SO MUCH IN TAX'S THIS AREA CAN STAND, I LIKE THE REST. TAX BECAUSE IT MOST PROBABLY GETS SEVERAL INTERSTATE TRAVELERS BUT THE REAL NUMBER IS UNKNOWN, SURE THERE ARE 39K WORTH OF FOLKS THAT TRAVEL I75 BUT THAT'S NEITHER HERE NO THERE AS WHO EATS AND WHO DOES NOT.

AGAIN I LIKE THE SALES TAX TYPE OF REVENUES VS OCCUPATIONAL TAX MONIES, I WOULD ALSO SUGGEST AND HOPE THE STATE LEGISLATURE OR FEDERAL GOV WOULD OUTLAW ANY OCCUPATIONAL TAX'S IN AREA'S THAT ARE 25K OR UNDER IN EARNED INCOME PER YEAR.

TO PUMP IN 500K WORTH OF LOCAL MONEY INTO THE NEW CIVIC CENTER IS BIG, IT BETTER BE MORE SUCCESSFUL THAN THE ONE IN PIKEVILLE AS THEY HAD THE SAME BIG RETURNS FORCASTED BY CONSULTING COMPANIES BUT THE MONEY AND BUSINESS NEVER CAME.

All that money is NOT local, and I don't even know how to get to Pikeville. Corbin is on 1-75 directly between Knoxville and Lexington, it would be hard to pick a more convenient location for a lot of people.

No one here is saying ALL the money is local, the question is exactly how much is local and how much is out of town. I believe one of the posters was saying that most of the Food sales may be out of town but because of the Bars where alot of the Locals hang out and where these folks make most of their money, this may in fact even things out.

I am not surprised you do not know how to get to Pikeville, unfortunatley the last Governor we had did. With this said they poured in Millions of dollars into this complex and it has not returned what they thought it would, just an example.

Your right Corbin is located on I75 and is certainly a great location!!!! Hope this Investment works, do believe it will take alot of marketing and good people (infrastructure) to be a success.

Corbin has been on I-75 since 1972, this does not Gaurantee anything without good management, I have seen MANY Business's there at the Exit that have failed, let's all keep our fingers crossed as this is a MAJOR investment for this area!

I have heard about the center in Pikeville, and how it struggles terribly. Also, the one in Somerset is just now starting to come into use regularly. That's what I'm told by somerset folks when I'm over there, usually 2 or 3 times a month.

All the locally owned restaurants aside, just one chain restaurant would get the ball rolling.

One thing that hurts us is the demographic studies these places use. All the towns, are looked at separately.

I'll use an analogy a doctor friend of mine used when his practice was trying to recruit a new doctor to the area. The recruitee looked us up on the web. It showed small populations of corbin, london, w'burg, b'vill, and even somerset.

He refused to even consider it until they paid for a few days visit for him and his family. After seeing how many people live within the nucleus of the area, he changed his mind, and he's now here, and loving it. The patient draw is tremendous. He said around 25k plus within 20 miles. That's not a statistic fact, just his opinion.

If london gets the first chain, watch for the tail lights going north.

Sounds like we need to get back to the topic on this thread....The Depot. Maybe another thread should be set up to discuss the restaraunt tax. Just a suggestion.

By the way, I have never eaten at the Depot, but after reading the posts here I am anxious to give it a try!

I was in Saturday and the bar was full but only half the tables were occupied at 9:00, but later I discovered by my count 65 people were in the comedy room dancing to D J music and Mix 96 was there live. I had some conversation with some of the people that were dancing and they had dinner before the dance. The food and entertainment was great.

I was in the Depot last Saturday and it was packed out the service was fast and frendly and they have added two new servers. I have never had slow service at the Depot but I have never been in a hurry because I always want to hang around and talk to my frends because you will definatly run into someone you know at the Depot.

Thursday night every table was full as well as the bar. I believe they will soon need to expand. The Depot is bringing about the rebirth of Downtown Corbin.

I heard they were going to add 3 or 4 more of those ugly garage doors to Main Street and convert The Depot into a Jiffy Lube.

I THINK THE GARAGE DOOR WAS A GREAT IDEA FOR THE STUDIO APARTMENTS HE IS BUILDING UPSTAIRS.

I say amen. 890Garage doors are the in thing now. Many people now are getting 2 bedroom homes with 2 baths and 5 garage doors. Cities across America are trying to find ways to put more garage doors on apartments, condos, restaurants, groceriec, athletic fields, railroad tracks, and day care centers.
The Depot is doing out of the box planning and that will give Corbin a big boost over New York, Chicago and other similar type cities.

Newt Gingerich has already jumped on the bandwagon. He has promised if he is elected President each man is entitled to at least three wives and five garage doors.

This is a great day for all of us.
